    What is the CP12?

    A CP12 Gas Safety Certificate is a legally required document that verifies the safety of all gas appliances within a property. It holds significant importance for landlords, particularly those who rent out their properties. Commonly referred to as a “Landlord Gas Safety Certificate,” it provides a comprehensive report outlining the condition of the appliances in the property. Landlords must conduct this annual gas safety check and test annually in every rented property.

    As a landlord, it is your responsibility to provide gas safety certificates to ensure that the rental house or flat complies with current gas legislation. For landlords, the annual gas safety certificate is mandatory.

    This has a legal requirement to be done every 12 months, and your tenant can ask for proof. Also, keep your records for the future.

    It is not mandatory to check the tenant’s gas appliance, but it is still the landlord’s responsibility to make sure every gas appliance is working safely.

    After the tenant rents your house, a copy of the gas safety certificate needs to be provided to them and kept on the rental property.

    Great experience with MML from start to finish! Clear, efficient communication, transparent and reasonable pricing. Our plumber was punctual, professional, kept us informed of our options, and was extremely hardworking. He was even kind enough to manage the situation with our neighbours who were quite annoyed that we had to shut the water off urgently. Our plumber found and repaired a leak in a concrete wall (more complex than expected but it didn’t deter him), fit a new kitchen tap, and even stayed beyond the allotted time to look at our boiler and find a problem with our radiators that we hadn’t noticed. We were really impressed by the efficiency, dedication and level of service. We will recommend MML to others and use them again in the future. PS: At the time of writing, their overall Trustpilot score is only 4/5 whereas all customer reviews have given a 5-star rating.     When do you need to have the checks carried out?

    The law requires landlords to book a gas safety inspection before the rental starts. The landlord gas safety check must be done within one year of starting your tenancy, and you can get more information from the HSE.

    The government has set laws around renting homes with gas appliances that everyone should know about. Make sure you do your checks every 12 months in your rented-out property.

    7 essential parts that need to be completed on the gas safety certificate:

    1. The engineer’s and company’s name, and Gas Safe Registration Number
    2. The landlord’s name and address (and the managing agency’s details as well)
    3. All of the gas appliances in the property need to have been listed and safety checked, including any that are disconnected.
    4. A gas tightness test has been carried out
    5. The boiler flue gas analysis has to be checked
    6. Also, the gas pressure and gas rate have to be inspected
    7. The date the visit was conducted and the certificate produced

    WHAT CAN HAPPEN IF YOU DON’T HAVE A VALID CP-12?

    It is important to have a valid gas safety certificate when renting out.
    If you do not, the results can be serious and include fines of up to Â£6,000 per breach or 6 months in prison; losing insurance coverage due to non-compliance with regulations. If there is a loss of life the guilty party could be charged with manslaughter.
