Why would you move your boiler?

How much does it cost to move a boiler in 2021

Moving a boiler in the same room

If you want to move your boiler to a new location in the same area for a short distance this can be done in one day and the labour costs will be £390*.

Almost every time the flue needs to be replaced because when a gas engineer disturbs the flue, the rubber seals can be broken. If your boiler is old and you won’t be able to find the exact type of flue then it is better to install a new boiler.

Relocating your boiler to a different floor

Moving your boiler to a different floor to a new location can cost you up to £650* extra plus materials.  You have to bear in mind, that some floorboards need to be cut for the pipes. The best time to carry out this job is when you are planning to renovate your house.

Also, if the gas pipe size is incorrect then the pipe size needs to be increased to 22mm at least. This is a simple job but time-consuming. A few other things need to be changed too, like the radiator pipe, heating controls and wiring relocation.

Installing a new boiler in a different room

This is the best option that you can pick. When you install a boiler in a new location, this will cost you just an extra £340.

In our opinion, it’s best to update and buy a new high-efficiency boiler which will save you a lot of money on your energy bills in the long run. Also, you will have 5-10 years of free parts and labour warranty.

The cost of a new installation can warranty from £1400-£3500. It all depends on what boiler brand you will choose and where is the new boiler location.

Things to consider

You have to consider that the flue needs to be replaced every time.

Also, if you move your boiler it is a good idea to change the thermostat for a better and smarter one, put a magnetic filter if there is non and change the radiator thermostatic valves.

You also have to think about the pipework. Can the pipes be run underneath the floorboard or near the wall? It might need some floorboard to be lifted and walls to be drilled which we can help you with.

If you have a concrete floor the pipes need to be fitted near the skirting.

The further you want to move your boiler and the more complex is the work the more expensive it will be.

  • Every boiler has its maximum flue length meaning the boiler can not be put anywhere. Also, the flue needs clearance from windows and door.

Where should a boiler be positioned?

Below you can see the different locations where a boiler can be installed. Installing combi boilers to any of these locations is straightforward. But there is more restriction when it comes to the regular or system boiler.

System boilers are working together with a hot water storage tank so you need more location.

For the regular boiler, you also have cold water and the feed & expansion tank in the loft. These components can’t be moved anywhere. But you can upgrade your conventional central heating system to a modern one which will save you a lot of money on your energy bills.

Here are the locations where the boiler can be installed or moved

Airing cupboard

Usually, we put the hot water storage tank in the airing cupboard. This is the best place for a 150-litre cylinder. But if you want to convert your heating system, then you don’t need the hot water cylinder anymore. 

Bathroom

Certain regulations need to meet for the installation or relocation. First, the gas boiler needs to be room sealed and installed in a sealed cupboard.

Bedroom

Only room sealed boilers are allowed to be installed in the bedroom. Wich means the boiler will take the air from outside and expels the fumes outside.

We know that regulations are allowed, but in our opinion, any new boiler can be faulty and carbon monoxide can leak out. So we advise putting the boiler somewhere else and sleep safely.

Also, you can use a carbon monoxide alarm just for extra protection.

Just we mention, that you breathe out carbon dioxide. This is not harmful, but if you not opening the windows regularly in the room you can have a headache.

Relocation to the garage

  • This is a good place to move a boiler. The only thing we have to take care of is to insulate all the pipework and also install frost protection. You don’t have to worry about anything else.

Kitchen

In most UK homes the kitchen is the first place when they fit combi boilers. Is not only safer but also fast to carry out the installation.

Utility room

If you plan a new installation during a home renovation, this can be the best place to fit a boiler. It is easy for future maintenance and you can have extra space in your home.

To summarise:

By law, you can relocate the boiler to these locations, but we recommend the kitchen, loft, utility room, garage or airing cupboard. Before you go ahead with your plan think about safety, practicality and future maintenance. The faster the gas engineer will finish the repair in the future, the cheaper it will be.

Think about where are the waste pipes located. The boiler condensate pipe needs to be connected to the waste pipe. If this is not possible, it can also be installed outside with proper insulation.

Can you fit a boiler in the loft?

This is a quite common area for installation or relocation. Here are a few things to consider before you go ahead with the work.

If you have a heat-only boiler that needs gravity to feed the storage tank from the cold water tank which is in the loft already, the boiler can’t be moved in the loft.

A system or combi boiler can easily be installed in the loft. We usually build support for the boiler or the hot water tank.

Normally we move or install the boiler to the loft when there is a full house renovation. Also, the loft needs to be well insulated. The area needs to be easy to access and well lit. You might also need scaffolding so the flue can be installed through the roof tiles.

Do I need a new boiler or I can move my existing boiler?

Big question. Yes, you can do both, but consider the following:

  • If you have a newly installed 3-year-old boiler that still has a warranty then it is worth the effort. But if you have a 15-year-old boiler it is better to replace it.
  • With new energy-efficient boilers, you can save up to £300 a year on your bills, avoid costly breakdowns and repairs.
  • If your current boiler is not in production anymore, there is a big chance we can’t find any flue system. In this situation, the only option is to change the boiler.

How long does it take to move a boiler?

Relocation in the same room would take one day. Relocation to a different room or another floor it will take from 1-4 days.

It all depends on how far you want to move the boiler. How much pipework do we have to change? Do we have to re-run a new gas pipe upgrade it to a 22 mm one? If the old pipe size is small (15mm), it won’t be supplying enough gas to your boiler.

Fitting pipes underneath the floorboard is also time-consuming same as drilling a new hole for the flue.

If you have a conventional boiler and you will upgrade it to a combi, the hot storage tank and other extra parts need to be taken out, which could take up to one day.

What boiler should I choose?

  • In almost every case our customers want to buy a combi boiler. But before you go ahead with your plan, here are a few things to consider:
  • The combi boiler can supply only one bathroom at the same time. If you have three bathrooms a combi is not the perfect choice.
  • If you have a heat-only boiler that is working with low pressure around 0.75 bar, you can end up with some leaks if the pipework is not in good conditions. The combi is working with 1.2 bar pressure at least. We always carry out a pressure test to check your pipework conditions avoiding future issues.
  • If you have a system or heat-only boiler (both can supply multiple bathrooms at the same time) just replace it with a modern and energy-efficient one.

Is it illegal to have a boiler in a bedroom?

The Health and Safety Executive laid out in the Gas Safety Regulations 1998 that any gas boiler installed in the bedroom must be room sealed. No other gas appliances are allowed to be installed in the bedroom.

Is it a good idea to put a boiler in the loft?

You are allowed to move any boiler in the loft until it meets the minimum requirements. The area needs to be well supported, easy to access and well lit. Also, the boiler needs to be installed with frost protection.

Does a combi boiler have to go on an outside wall?

Every boiler needs to be installed inside on a well-supported wall.

Can you move an existing boiler?

Yes, you can until you find the right flue for the boiler.

Can I move my boiler?

You have to be a gas safe registered engineer to move a boiler. You need knowledge, the right qualification and special tools like a gas safe analyser for commissioning.

On average a well-maintained boiler can last up to 15 years. It all depends on how well the installation was done in the first place. Does the installer use system protection, power flush, magnetic cleaner, limescale reducer or water softener?

Can you box in a boiler?

Yes, you can, but keep in mind, that the boiler needs 50 mm of air gap all around, but we prefer at least 150mm for easy access. Also, you need ventilation for cooling purposes.

Can you put a combination boiler in a cupboard?

Yes, a local gas engineer can install a boiler in the cupboard until it is easily accessible for future service and maintenance.
